The Process

New Builds

Planning Generally a great deal of supporting information is required to accompany the planning application. This may include Design and Access Statements, Heritage Statement, Flood Risk Assessments, Traffic Assessments, Noise Assessments, Landscaping Schemes, Environmental Impact Assessments etc. Building Regulations This can be carried out by the Local Authority or NHBC and again requires additional information such as Site Investigation Reports, SAP assessments, Structural Calculations, Robust Detail application etc. Warranty NHBC or LABC are the mainstream options for a 10 year warranty which is required to ensure the properties are mortgageable. This can only be foregone on self build properties but would not be advised as the property would be potentially non-mortgageable unless 10 years had elapsed and a building survey had verified the buildings integrity

Extensions

Planning You can often extend or add to your house without the need to apply for planning permission provided you meet a set of limits and conditions. The guidance for what is allowed without planning permission applies largely to the dimensions of the proposed extension, its position on the house and its proximity to your boundaries. Rear extension limits are greater for detached houses than for semi-detached and terraced houses. You will also need to apply for planning permission if more than half the ‘original house’ would be covered by additions or other buildings. The planning application process takes 8 weeks Building Regulations All extensions will require building regulation approval. Porches and conservatories less than 30m² would be exempt as would detached garages / or outbuildings up to 30m². We complete building regulation drawings within 2-3 weeks from reciept of planning permission. The building regulation application process takes 5 working days.

Garage Conversions

Planning Generally garage conversions do not require planning permission unless in a conservation area or if permitted development rights have been revoked by the way of an article 4 directive. This is only normally the case on newer properties (less than 15 years old). Building Regulations All garage conversions will require building regulation approval.
