Please note we are not VAT reistered so VAT will NOT be added to our fees Householder Planning Applications Our fees for carrying out a measured survey and preparing existing and proposed plans and elevations, purchasing a location plan, and submitting the application will be as follows: Single storey extension c. £700.00 Two storey extension c. £800.00 The planning application fee (if applicable) will be £238.20 Once planning permission is granted we can also prepare detailed Building Regulation drawings. our fees for these are as follows: Single storey extension c. £700.00 Two storey extension c. £800.00 The building regulation application fee will be around £180.00 The building regulation inspection fee will be around £350.00 - £400.00 Structural Engineers Fees: I can arrange a quotation once a scheme has been agreed

Terms and Conditions

1, Quotations Will be valid for 2 months from date of quotation. 2, Payments Fees are payable within 7 days from date of invoice. 3, Planning Applications Planning Permission cannot be guaranteed. Guidance will be given on the most suitable proposals to obtain consent, along with pre-submission enquiries with the Planning Department if deemed necessary. Liaison with Planning is included in the fee. However, if it is necessary to amend the drawings during the planning decision process or submit a planning appeal additional fees will be incurred at our hourly rate. 4, Drains and Underground Services The location of drains shown on plans is approximate and based on client information and visible evidence i.e. location of manholes, gullies, soil pipes, etc. It is not possible to assess the exact location / depth of drain runs, soakaways, culverts, sewers and utility services unless they are exposed. Therefore no responsibility will be accepted should these be encountered when construction commences. 5, Existing Structures and Ground Conditions If extending above a an existing structure it is strongly recommended that the existing foundations are exposed for assessment of suitability by the Building Control Officer (if possible) or a qualified Structural Engineer. Due to varying ground conditions, proximity of trees and depth of adjacent structures / drains foundation depths noted on the drawings may not be suitable. A full assessment can only be made upon excavation and with the agreement of the Building Control Officer. No responsibility can be accepted should additional costs be incurred. 6, The Party Wall Act If applicable the Party Wall Act, is mandatory and you, would be responsible for notifying your neighbours, in writing prior to work commencing. Note: this includes work to existing party walls and work adjacent to neighbouring properties. Further information is available if required. 7, Boundaries It will be assumed that existing fences, walls, hedges etc. define the boundaries unless advised otherwise. 8, Structural Engineer Advice will be given as to whether a Structural Engineer will need to be appointed, e.g. for specialist foundation design, beam / pier design, loft conversions. Details of an Engineer can also be given. You will pay fees directly to the appointed Engineer. 9, Copyright All information prepared by JLG Design remains strictly the property of JLG Design. 10, Additional Fees Our quotation includes for all work as noted. Any variation to the work outlined including alterations requested by the client or planning authority, an additional fee will be charged at the rate of £45.00 per hour (this rarely exceeds 2 hours). Please note: Building Regulation Approval is guaranteed. In the unlikely event that Building Control should require any clarifications no additional fee will be charged.
